If you are sold on a home in North Carolina, but are not sure what community is best or how to find just the right one, I can assist you with a personalized search. You will save yourself considerable time and effort, and after all, this is what I do for a living! Regardless of where in the Triad, Triangle or Wilmington coast area you may want to be, I have access to the most complete up to the minute data. While it is fun to shop around, it can be time consuming and stressful. You can turn the basics over to me and get regular emails, phone calls or lists of properties that meet your chosen criteria. What is most important to you may not be obvious in scanning thousands of listings, but together we can locate properties that are most similar to your perfect home in size, style, features, location and price range. As an experienced agent who has knowledge of Greensboro, Burlington, Wilmington, Raleigh, and Chapel Hill I will use all my resources to keep you up to date on all the best neighborhoods and properties. Other popular area towns include Cary, Apex, Mebane, Graham, Durham, Hillsborough, Winston-Salem, Kernersville, Summerfield and the ocean-side communities of Carolina Beach, Kure Beach, and Wrightsville Beach. I make it my full time business to be aware of every local home or property as it comes on the market. I have direct access to the Triangle, Triad, Burlington-Alamance and Wilmington area MLS (Multiple Listings Service), and also to every other agent in the area and all of their listings. I often know of properties that will be available, but have yet to be formally placed in the mls date base. I also keep abreast of For Sale By Owner properties, and will even directly contact potential sellers in the area you have the most interest to see if they are considering a move. To get us started, all you have to do is give me some idea of what you are looking for. The clearer and more detailed you are, the better. If you can prioritize what are your "must haves" vs. what you would prefer if possible, that is most useful. I will personally review all my sources of real estate listing information and send you everything within your price range that matches your criteria. This is a complimentary service to those who want to have a professional buyer's agent as a partner in the home buying process. While it is especially helpful to relocation clients, many local buyers also benefit from feeling less pressured and overwhelmed by so many choices and "information overload". You can count on me to be thorough and dedicated until we accomplish the goal. Even if it takes awhile, you won't be forgotten, each time I run across a new listing or price reduction and think of you, I will let you know. I also appreciate you letting me know if you run across something I have not yet mentioned so that I can research it more carefully on your behalf. Below is a form that introduces yourself and your home buying preferences. Write down whatever you think is important for me to know and I will be in contact soon. I look forward to helping you with your home search!
Investment Real Estate >Location And Value
One of the most important factors that affect the value of property is obviously location. Wise investment philosophy suggests that you invest in a sound property in a more modest area that will increase in value in the future. Buying into an area that is being gentrified, or that is otherwise coming back, is one way to do this.
Timing is everything, however! Most investors don't want to risk too much by being a pioneer, but want to get involved early enough so that there is still considerable room for appreciation in value. Being a pioneer is fine if you are a risk-taker with a lot of patience and cash is not the primary issue. Otherwise, it is safer to buy into an area after the restoration trend is unmistakably established.
Neighborhoods that are ripe for restoration have some common characteristics. They are next to a prestigious area or in a good walk-to-work location and have houses that are basically in good condition or "fixer-uppers" with realistic price tags.
