What is most important to you may not be obvious in scanning thousands of listings, but together we can locate properties that are most similar to your perfect home in size, style, features, location and price range. As an experienced agent who has knowledge of Greensboro, Burlington, Wilmington, Raleigh, and Chapel Hill I will use all my resources to keep you up to date on all the best neighborhoods and properties. Other popular area towns include Cary, Apex, Mebane, Graham, Durham, Hillsborough, Winston-Salem, Kernersville, Summerfield and the ocean-side communities of Carolina Beach, Kure Beach, and Wrightsville Beach.  I make it my full time business to be aware of every local home or property as it comes on the market. I have direct access to the Triangle, Triad, Burlington-Alamance and Wilmington area MLS (Multiple Listings Service), and also to every other agent in the area and all of their listings. I often know of properties that will be available, but have yet to be formally placed in the mls date base. I also keep abreast of For Sale By Owner properties, and will even directly contact potential sellers in the area you have the most interest to see if they are considering a move. What is the best price for a piece of real estate? Mortgage lenders, appraisers, and real estate brokers use what is called the "fair market value" (FMV). FMV has been defined as "the price that a buyer is willing to pay and the seller is willing to accept, when both parties are knowledgeable about the property and neither is under any time pressure to buy or sell". Sounds great, but how is this price determined?
The starting point for determining a fair price may be an opinion of the value or "comparative market analysis". Such an analysis uses information on similar properties which are: 1) currently for sale, 2) already sold, or 3) expired properties (those which did not sell). Local, national and international trends and market conditions must also be evaluated.
By comparing similar properties in each of the three categories and the market conditions, appraisers, lenders and agents come very close to the maximum price that buyers would be willing to pay for a house.
